Outperform Property Investment Management is a specialist New Zealand-based consultancy established to provide independent institutional grade property investment advisory services to institutional and family office investors, which targets outperformance of market returns. We work through four key strands of activity:

Strategy

Matching risk and return preferences to set investment strategy - core, core plus, value-add or
opportunistic
What’s the investment thematic? Establish investment mandate and criteria - research-based
decisions utilising data analytics and predictive modelling
Agree sector, geographic, scale, age, condition, lease length and weightings for a portfolio
construction with target allocations
Assess market scale and opportunities on- and off-market.

Acquisition

Acting as an independent source of investment opportunities
Proposing investment rationale and an asset management plan, and then model forecast returns
Consider capital stack opportunities - senior or sub-debt, preferred equity, pari parsu, direct
Negotiate Sale and Purchase Agreement subject to approval and due diligence conditions.
Co-ordinate due diligence consultants - lawyers, valuers, building surveyors, seismic engineers,
planning, environmental, accountants, lenders and equity investors
Reporting findings of diligence, and then making recommendations.

Asset
Management

Executing and reporting against agreed asset management plan and valuation
assumptions/metrics
Manage rent reviews, lease expiries, leasing vacancies, capex projects for refurbishments,
developments and up zoning strategies, including coordination with additional consultants:
valuers, leasing agents, building surveyors, QS, planners, project managers and contractors.
Coordinating ongoing property and facilities management to ensure building compliance and lease obligations are met.
